These terms apply when you use mortgagebrokerslist.co.uk. Please read them, along with our privacy policy and editorial standards.
1. About this site
Mortgage Brokers List is a directory of UK firms that arrange mortgages, with free calculators and general guides. We are not a mortgage broker, lender or financial adviser and we are not authorised by the Financial Conduct Authority. Nothing on the site is advice or a recommendation. Only an FCA-authorised adviser can recommend a mortgage for your circumstances. We are independent of the FCA, the PRA and Companies House.
2. Listings
We list a firm only when there is evidence it arranges mortgages, and each listing says what that evidence is. We don't check whether a firm is authorised by the FCA: look it up on the Financial Services Register before you take advice. Listings come from public records and firms' own websites, which can be out of date or wrong, so we can't promise that any listing is complete, accurate or current. A listing isn't an endorsement.
3. How we're funded, and what we don't do
We don't receive any fee or commission when you contact a firm listed here, we don't collect or sell enquiries, and firms can't pay to be listed or to appear higher. If that ever changes, we'll say so in these terms and our editorial standards before it happens.
4. Calculators and guides
Calculators give estimates from the figures you enter, and guides explain how things generally work. They don't take account of your full circumstances or any lender's criteria, and they aren't an affordability assessment or an offer. Check any figure with an adviser, lender or conveyancer before relying on it.
5. Dealing with firms
If you contact a firm through details on this site, any arrangement is between you and that firm. We aren't a party to it and aren't responsible for the firm's advice or service.
6. Corrections and removal
Anyone can report an error, and a firm can ask us to correct or remove its listing. See our contact page for how.
7. Using the site
You're welcome to link to the site and quote from it with a link back. Please don't copy the directory in bulk to build another service, use contact details from it to send unsolicited marketing, or do anything that interferes with the site or places an unreasonable load on it.
8. Content and data
Company data comes from Companies House and house price data from HM Land Registry, both under the Open Government Licence v3.0. Photo credits are listed on our photo credits page. The rest of the site's text and design belong to us.
9. Our liability
We provide the site free of charge and as it is. We aren't liable for any loss that results from relying on a listing, calculator or guide, or from dealing with a firm you found here, to the extent the law allows. Nothing in these terms limits or excludes our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for anything else that cannot be limited or excluded by law, and nothing affects your statutory rights as a consumer.
10. Availability and changes
We try to keep the site available and accurate but may change, suspend or withdraw any part of it. We may update these terms; the date at the top shows when they last changed.
11. Law
These terms are governed by the law of England and Wales. If you live in Scotland or Northern Ireland, you can also bring proceedings in your local courts.
