A quick estimate of borrowing from household income, and the property price that would put you in reach of with your deposit.
Why this is only a rough guide
Lenders don't simply multiply income. FCA responsible-lending rules require them to assess whether you can afford the mortgage, taking account of your income and committed spending, and to consider how payments would cope if interest rates rose (FCA Handbook, MCOB 11.6). Two people with the same salary can be offered very different amounts.
Why lending above 4.5 × income is limited
The Bank of England's loan-to-income flow limit restricts mortgages at or above 4.5 times income to 15% of lenders' new owner-occupier lending. In July 2025 the Bank's Financial Policy Committee recommended letting individual lenders exceed 15% as long as the market-wide limit holds, and the rules are under review (PRA, July 2025; CP6/26, April 2026). In practice that means the higher multiples are available to a minority of borrowers.
